Spring has sprung…we swear.

 
Last week, we had a snowstorm, then a thunderstorm, and today, it’s practically patio weather. If that doesn’t sum up April in the GTA, we don’t know what does. And while the weather is having an identity crisis, the real estate market isn’t far behind.
 
 
We’ve got a rush of new listings (yay!), but sales have slowed (not yay). Blame it on the recent tariff talk and economic uncertainty—buyers are pausing while waiting to see how things shake out. So yes, it is spring… but the market hasn’t entirely caught up to the sunshine just yet.

The average home price in March landed at $1,093,254, showing a -2.5% dip compared to last year. But here’s the twist—homes are selling 13% faster, averaging just 25 days on the market. Buyers are still out there; they’re just being more cautious with their moves.


Listings Are Up, Buyers Are Waiting

 
New listings jumped 28.6%, giving house hunters more to choose from. However, sales dropped 23.1% year over year, which means some homes sit longer while buyers take a wait-and-see approach. Strategy is key right now.
