Behind the Scenes
The numbers still show a market that’s been relatively quiet. Sales haven’t surged, inventory remains healthy, and pricing is still sensitive in many segments. On paper, it doesn’t look dramatically different from the last few months.
But behind the scenes, the tone has changed.
Over the past few weeks, we’ve been fielding a noticeable increase in calls for listing appointments. Sellers who were sitting on the sidelines through the fall and early winter are starting to move. Not urgently. Not emotionally. But deliberately.
This feels like the early stages of a spring market that’s starting sooner than usual.
Buyers are still cautious, but they’re active. They’re watching new listings closely, asking better questions, and positioning themselves earlier than we typically see in January. The hesitation hasn’t disappeared, but it has softened.
Sellers, on the other hand, are becoming more realistic. The conversations we’re having now are less about “testing the market” and more about strategy, timing, and presentation.
What’s moving the needle right now hasn’t changed:
- realistic pricing
- strong presentation
- launch timing that meets buyer confidence
The difference is that more people are ready to act on those things.
If this momentum continues, February and March could be busier than expected. Quiet markets don’t always turn loud overnight—but they do leave clues.
We’re seeing them.
