It feels like we are sitting in the “In Between.”
We’re sitting right on the edge of what’s usually the start of the spring market.
But if there’s one thing about this year,
It’s that nothing is behaving exactly the way we’d expect.
From what we're seeing on the ground, buyers are active, but cautious.
They’re looking carefully, comparing options, and taking their time before making a move.
The homes that are priced well and presented properly are still selling. The rest are waiting a little longer for the right buyer.
Here’s what February looked like across the GTA:
-
Average Price: $1,008,968 (down 7.1% from last year)
-
Days on Market: 54 days on average
-
Absorption Rate: about 20% of homes selling each month
-
Months of Inventory: about 5 months, keeping things balanced
-
New Listings: 10,705 homes came to market in February
What does that mean in real life?
Strategy matters right now.
Pricing matters.
Presentation matters.
And as we head toward the spring market, it will be interesting to see whether buyer activity continues to build… or if this more measured pace sticks around a little longer.
If you’re wondering how this market affects your home or your plans this year, ‘Send me a message’. We'd be happy to walk you through it.
Behind the Scenes
Behind the scenes, the conversations have shifted again.
Not dramatically. But noticeably.
Buyers are still cautious, but they’re no longer sitting entirely on the sidelines. They’re watching closely. Showing up to view properties. Asking sharper questions about pricing, condition, and how long a home has really been on the market.
Value matters more than ever right now.
Homes that are well presented and priced with intention are attracting attention quickly. But the ones that miss the mark are sitting longer than sellers expect.
That gap is becoming clearer.
For sellers, this is where strategy really matters. The preparation stage we talked about last month is starting to turn into action. We’re having more conversations about timing, photography, and getting homes market-ready before the traditional spring surge.
Because while the market isn’t moving at full speed yet, the early signals are there.
More activity. More showings. More serious conversations.
Spring markets rarely start with fireworks.
They start exactly like this, with a quiet build in momentum before things begin to accelerate.
And the clients who benefit most are the ones already positioned and ready when it does. What’s your plan?
