The spring market isn’t behaving the way it should and that matters more than most people realize.
Sales were up slightly in March (5,039 homes sold), but new listings dropped 🔽 16.7%… which is not typical for this time of year.
Prices are sitting around $1.01M, down 🔽 about 6.7% year over year, and homes are still taking about 47 days to sell.
So yes, buyers still have room to negotiate.
But…
Inventory has already come down from 🔽 5 to 4.3 months, and we’re starting to see the 'well-positioned' homes move again. What makes a property better?
Not fast.
But not sitting the same way either.
That’s the shift. Buyers should take note!
This isn’t a “rush out and buy/sell” market.
But it’s also not stuck.
It’s selective. 🔔
And the gap between what sells and what doesn’t is getting wider.
This is one of the most misread markets we’ve seen in years.

Behind the Scenes
The shift continues.
Sales activity has picked up, but fewer homes have come to market. And that’s creating a bit of a disconnect between what the numbers are showing and how the market actually feels day to day.
Buyers are out. They’re booking showings, revisiting properties, and asking better questions. But they’re still moving carefully. There’s no urgency for the sake of urgency.
Price is driving everything right now.
Homes that are aligned with the market are getting attention and in some cases, moving quickly. But when pricing misses, even slightly, buyers are comfortable stepping back and waiting it out.
That separation is becoming more obvious.
For sellers, this is where strategy matters most. It’s not just about being listed, it’s about how you come to market in the first place. Preparation, positioning, and timing are all playing a bigger role than they have in past years.
Because while activity is improving, the pace hasn’t fully caught up yet.
More showings. More conversations. More movement overall.
And just like we’ve seen before, markets don’t shift all at once. They build gradually, and then suddenly feel different.
