Behind the Scenes

The market looks active on the surface: showings are up, open houses are steady, and yes, we’re seeing multiple offers again…but that doesn’t mean deals are flying across the finish line.

 

What’s really happening?

There’s a noticeable gap between seller expectations and buyer reality.

Sellers are looking at last year’s comparables and holding tight to those prices.

Buyers are looking at today’s interest rates and monthly payments and saying, “that number doesn’t make sense.”

So even when multiple buyers are interested, offers are cautious, structured, and often not meeting the number sellers have in their heads. This is leading to a surprising amount of multiple-offer nights ending with… no deal. Not because interest is low, but because expectations aren’t aligned.

The good news? Homes that are priced with the market (not against it) are still seeing strong activity and when pricing strategy, presentation and timing line up, those are the properties selling quickly and cleanly.

The opportunity right now is in strategy, patience, and reading the room.

THE DISTILLERY WINTER VILLAGE

Mark your calendars—this season the Distillery Winter Village returns to the historic Distillery Historic District (55 Mill Street, Toronto) from November 13, 2025 through January 4, 2026.  
 
During peak hours—Fridays, Saturdays and Sundays after 4 p.m.; Thursdays in December after 4 p.m.; and daily from December 15–31—advance tickets are required.  
 
Ticket tiers include General Admission (approx. $18.65 CAD), Flex (approx. $22.37), and Express (approx. $37.29); children nine and under enter free.  
 
Entry on weekdays before 4 p.m. is free and a smart time to visit if you’d like to avoid the crowds.  
 
Expect glowing lights, a towering Christmas tree, artisan shopping huts, seasonal treats, and plenty of festive photo-ops—everything you want to get you into holiday mode.

‘TWAS THE BITE TURKEY DINNER

CHK has been a dedicated supporter of this cause for many years becuase the success of every city is directly related to the strength of their communities. We want to invite you to give back at the 17th Annual Turkey Dinner Fundraiser hosted by the ’Twas the Bite Before Christmas Foundation.
DETAILS:
It takes place on Tuesday, December 2 2025, from 6:00 p.m. to 10:00 p.m. at Le Treport Banquet & Conference Centre (1075 Queensway East, Mississauga).
 
Tickets are priced at $100 per person, with options to reserve full tables for groups.
 
The evening includes a traditional turkey dinner, live entertainment, an auction of exclusive experiences, and community stories, all in support of food-security initiatives through local partners like Food Banks Mississauga, Compass Foodbank and Seva Food Bank.
