July came in hot (𝘸𝘦𝘭𝘭, 𝘵𝘩𝘦 𝘸𝘦𝘢𝘵𝘩𝘦𝘳 𝘢𝘵 𝘭𝘦𝘢𝘴𝘵).
Buyers? They’ve got options.
Sellers? They’re sipping iced coffees and side-eyeing their neighbour’s “For Sale” sign.
And the market? Still sensitive. She’s in her feelings, but showing signs of improvement!
Most of our CHK listing inventory has sold this past month, showing signs of buyer confidence returning... slowly.
Here’s where things landed last month:
Average Home Price: $1,051,719 — down 5.5% from last July. Softer prices mean buyers have room to negotiate.
Time on Market: With inventory at a 25-year high, homes are lingering about 𝟑𝟎 𝗱𝗮𝘆𝘀 — and buyers are calling the shots.
New Listings: 17,613 homes hit the market — 5.7% more than last year, but slower than previous months. It could be a sign that things are starting to level off.
Market Overview:
6,100 sales went through — up 10.9% from last year. Well-priced, move-in-ready homes (especially at the entry level) are still getting bites.

Behind the Scenes
On the ground, the summer slowdown seems to have left the building.
Showings are busier, sales are moving, and it’s clear buyers are out there — even in the middle of August. Confidence isn’t sky-high (yet), but the fact that properties are getting sold is great news for the market.
The shift? Well-presented homes with the right price tag are getting attention quickly, and some aren’t sticking around as long as they were earlier this summer. We’re still seeing buyers do their homework before jumping in, but the hesitation is starting to crack.
For sellers, this is your reminder that presentation and pricing still make all the difference — but right now, there’s an audience ready to engage. For buyers, the uptick means more competition, so having your ducks in a row (and your financing ready) is key.

CNE 2025 starts this week…
The Canadian National Exhibition is rolling back into town August 15 to September 1—and if you grew up in the GTA, you probably have at least one summer memory from “The Ex.” Whether it’s the rides, the food, or just wandering around people-watching, it’s the kind of event that pulls you in for “just a few hours” and somehow keeps you there all day.
This year’s fresh lineup includes Dinner in the Sky (a three-course meal 150 feet up), the Evolution Aerial Balloon Show, and even Goat Yoga at The Farm. Of course, the classics are still here—SuperDogs, the Canadian International Air Show (Aug 30–Sept 1), live music at the Bandshell, and more fair food than you could possibly eat in one visit.

‘Twas The Bite Ladies Night is back…
CHK Real Estate has proudly supported ‘Twas the Bite Before Christmas for over a decade. In past years, I’ve had the privilege of leading this event and serving as Vice Chair on the executive team, and I’m honoured to support the upcoming Ladies Night once again.
