If you’ve been hearing that the market is “slow,” the May numbers tell a slightly different story.

⬆️ Sales were up.

⬇️ New listings were down.

🔔 Inventory tightened.

In other words, buyers still have options, but they’re starting to have fewer of them.

The average GTA home price came in at $1,069,700, down 4.6% from last year. At the same time, sales increased 6.3% while new listings dropped nearly 19%.

What does that mean?

The market is finding balance. ⭐️

We’re no longer seeing the flood of inventory that gave buyers endless choice earlier on. Homes that are priced well, marketed properly, and presented thoughtfully are still attracting attention, while buyers continue to benefit from improved affordability and negotiating power.

The average home sold in 42 days, inventory sits at 4.8 months, and the Sales-to-New-Listings Ratio continues to improve, all signs that activity is building even as buyers remain selective.

Behind the Scenes

If there’s one thing that stands out right now, it’s how late this spring market arrived.

Typically, we start seeing momentum build in February and March. This year, many buyers and sellers spent the first part of the year waiting to see what would happen with rates, the economy, and overall market confidence.

But over the last few weeks, things have started to shift.

We're seeing more listings come to market, and more activity than we saw earlier this spring. Inventory is growing, which is giving buyers more choice and creating a market that feels a little more balanced than it did a few months ago.

That doesn't mean we're back to the fast-paced conditions people remember from years past.

Buyers are still taking their time. They're comparing options, negotiating carefully, and paying close attention to value. The difference is that more of them are actively looking and engaging in the market again.

For sellers, this means competition is increasing. With more homes available, buyers have options. Properties that are priced strategically, marketed properly, and presented well are still generating strong interest, while those that miss the mark can sit longer than expected.

What we're seeing right now feels less like a market boom and more like a market waking up.

The hesitation that defined much of the first half of the year is starting to ease, and both buyers and sellers seem more willing to make decisions.
