There’s a little more energy in the market these days, and the numbers back it up.
June brought another month of steady improvement across the GTA.
Home sales increased 8.1% compared to last year, while new listings declined 8.7%, giving buyers fewer homes to choose from. The average selling price also rose to just over $1.1 million, a sign that confidence is gradually returning to the market.
We’re seeing what feels like a true late spring market. Buyers still have opportunities, but they’re no longer the only ones with the advantage. Well-priced homes are attracting strong interest, while homes that miss the mark on price or presentation are continuing to sit.
The biggest takeaway?
Strategy matters more than timing.
Whether you’re thinking about buying, selling, or simply wondering what your home might be worth in today’s market, it’s important to look beyond the headlines. Every neighbourhood is performing a little differently, and understanding your local market is what leads to the best decisions.
Behind the Scenes
One of the biggest changes we’ve noticed over the past few weeks isn’t showing up in a single statistic. It’s the energy.
There’s simply more happening.
More buyers are booking showings. More offers are being submitted. We’re even starting to see multiple-offer situations again on homes that are priced and presented well. It doesn’t mean every property is selling overnight, but it does mean buyers are becoming more confident and they’re acting when the right home comes along.
It finally feels like the late spring market has arrived.
Earlier this year, many buyers were hesitant. They were watching interest rates, waiting for more inventory, and hoping for the perfect opportunity. Today, that hesitation has started to fade. Buyers still want value, but they’re more comfortable making decisions when the right property hits the market.
For sellers, that’s encouraging news, but it’s also a reminder that preparation still matters. The homes generating the most attention aren’t just listed. They’re positioned well from the start, with the right pricing, thoughtful presentation, and a marketing strategy designed to stand out.
Every market has a turning point. While we’re not back to the pace of the pandemic years, we’re seeing a healthier, more active market than we did just a few months ago, and that’s creating opportunities for both buyers and sellers who are ready to make their move.
